PET RULES & REGULATIONS
- Pet Limitations – Per the By-Laws (Sec 7.04 – b) Animals, Birds, and Insects – Except for one (1) dog, one (1) house cat, fish, or birds in a cage, no animals shall be kept or maintained by any Unit or on any limited common area or other portion of the Community.
- Grandfathered Pets – Any Unit owner who had more than the allowed one (1) dog or one (1) house cat as of September 1, 2019 was grandfathered in for those existing pets. Once you no longer own a grandfathered pet, the Unit owner is subject to the original pet limitation rules (1 dog, 1 house cat).
- Pet Registration – Existing and new Unit owners are required to complete a Pet Registration form for each pet in their possession and file it with the Property Management Company. If you have a change in the pets you own, please contact the Property Management Company to update your information. All dogs and cats (if applicable) must be registered with The Town of Lancaster and should be current on all required vaccinations.
- Pet Supervision – Owners/residents and/or guests must accompany and supervise their pets and have their pets leashed at all times when outside in the Community. No animal shall be permitted to run loose or be chained and unsupervised on Community property.
- Pet waste – It is your responsibility to pick up after your pets and dispose of their waste at your unit and when walking your pet. DO NOT walk away when your pet does his duty without picking up after your pet. Do not assume someone else will pick up after your pet. Also note, the lawn cutting service will not cut your grass if your pet’s waste is not picked up.
- Town Pet Regulations – All Unit owners, residents and visitors must abide by all Town of Lancaster Pet regulations.

Dog Codes
§ 13-2 Restrictions on dogs running at large.
- No person owning a dog, whether licensed or not, shall permit the same at any time to be at large within the Town of Lancaster, outside the municipal boundaries of the Village of Lancaster and the Village of Depew within the Town of Lancaster, unless such dog is effectively restrained by a chain or leash not exceeding six feet in length and is in charge of, and under the control of, a competent person.
- “At large” means any dog that is on property open to the public or is on private property not owned or leased by the owner of the dog, unless permission for such presence has been obtained. No dog shall be deemed to be at large if it is:
- A guide dog actually leading a blind person;
- A police work dog in use for police work
§ 13-4 Continual howling or barking.
- Any person owning or harboring any dog within the Town of Lancaster shall not permit such dog to disturb the peace and quiet of a neighborhood by annoying the residents thereof by howling, barking or making other loud noises.
- Continual howling and barking or the making of other loud noises for a period in excess of 1/2 hour shall be considered annoying and disturbing to persons and shall constitute a violation hereunder.
§ 13-14 Removal of canine wastes.
- It shall be the duty of each dog owner or person having possession, custody or control of a dog to remove any feces left by his or her dog on any sidewalk, gutter, street or other public area.
- It shall further be the duty of each dog owner or person having possession, custody or control of a dog to remove any feces left by his or her dog on any other private property.
- Any violation of this section shall constitute a violation punishable by a fine or a civil penalty of not less than $25 nor more than $100. D. The provisions of this section shall be enforced by the Dog Control Officer of the Town of Lancaster.
- The provisions of this section shall not apply to a guide dog, hearing dog or service dog accompanying any person with a disability.
- It shall be an affirmative defense in any prosecution for a violation of Subsection B that the owner of or person in possession of the private property refuses to allow the dog owner or person having possession, custody or control of a dog to enter upon such property for the purpose of removing any feces left by his or her dog thereon.
