A Homeowners Associated Community.
People chose to live in an HOA community for many reasons. Some people purchase for location, some to downsize, some for services like lawn cutting and snow removal completed by someone else, some purchase for tax relief. There are several different reasons people have purchased here and one common denominator is each unit owner has a personal stake in their community.
At Central Square Villas, each homeowner owns a piece of this community from the mailboxes to the water system, the pool, roadways and driveways, the streetlights, landscaping and so much more.
Central Square Villas is governed by a volunteer Board of Managers who meet at least monthly and hold open meetings for the community to attend.
There is much in Central Square Villas to be proud of. It’s a great community with good neighbors, pleasing aesthetics, increasing property values, and low taxes. Our HOA fees are reasonable and we take care to ensure our money is properly spent. Our community is a caring and supportive and we look forward to everyone’s participation and involvement to ensure its continued success.
Exterior Alterations
No alterations to the exterior of your unit may be made without prior approval of the HOA Board. Contact R&D Property Management of WNY for questions (contact information below), also you will need to submit the Architectural Application.

Harassment within the CSV community
Harassment of any type/form is not tolerated in our community. Owners, residents, and guests are not permitted to harass fellow residents , guests or contractors. Repeated instances of harassment of our contractors can result in placement of a Do Not Service list and loss of services. See the updated Supplemental Rules & Regulations.
New Amendment is now in place changing the BOM from 3 to 5 Volunteers
