Community Updates

Work completed by the BOM since 5/23

1) Unanimous voting turnout for visitor parking , Survey to up the BOM from 3 to 3 up to 7 board
members, Temporally until we put it to a vote legally before elections in April

2) Almost all dogs/cats registered Sent out letters to the few outstanding
3) Cumberland street & driveways were asphalted. 6/23
4) Hanover street was redone again Autumn Paving 9/8
5) Cumberland street units outside painted 8/21 and 8/22/23
6) Stripped fire hydrant parking spot at corner of Cumberland & Denton, removed no parking signs 8/20 7) Removed dead trees/grassed throughout the community as needed 8/22 & 8/23
8) Roofers went out and corrected issues that were apparent, and addressed others that had issues as
well with Ava & Switala roofing companies (thru Q&D) & of 10/1, addressing issues with Brian Hohmann (carl Hohmann Roofing)( Brought on by R & D management,,Since Brian has been on board, several more roof issues are being addressed
9) Brown company (roofing & Waterproofing Consultants) 8/20 went out and looked at every building , did roof analysis gave us the forecast for life expectancy ..Plan detailing all projections, flashings, problems etc future cost, repairs, new roofing including gutters/downspouts, photographs
10) Met with Stonish regarding expectations from us and him . He corrected work that was apparent in driveways 9/22 & 2 cracked curbs 10/19
11) Got estimates from new lawn service contractors, as we received many manycomplaints with our current lawn service company, went with_Pro-cuts who also does the patio homes behind us.. Thank You to Jerry for interviewing them
12) Purchased new chairs, umbrellas and TV for rec room.. Big thank you to Tim, Jerry & Kevin for their work
13) We now have 6 committees with awesome volunteers each headed by a board member, More volunteers are always welcome
14) Welcoming meeting meet with about 20 new homeowners, were presented with a small gift and a packet with information about our community.. Big Thank you to Anna Guarino & her volunteers 15) All Rules that are stated in the bylaw’s /declaration/ rules/regulations are now being enforced..1st
letter to go out is a courtesy letter and can escalate from there
16) Q & D resigned sited not enough staff..also a note Q & D had to secure their building after receiving
threats from unit owners(this will not be tolerated again)….. New Management company R & D management will take over effect 11/1 Pleasegive Cindy Morris & Brandon Pawlik a warm welcome when they comes on board..We believe you will be very pleased with our new management company
17) DSS roofing did our 1st complete tear off roof this year (65-75 Hanover) Comes with a 50 year shingle DSS also comes with 10 year warranty completed 9/26-10/1
18) DSS roofing did 2nd roof 10-20 Hanover 10/3-10/18 same warranties
19) Social committee had a few events this year, More to come with our Committee head Kevin Jenny 20) New Weed & feed company effective 2024 .. Company Seasonal Lawn Care
21) Due to the times we are currently in, Stonish could not find shovelers for this season, so Julia
negotiated between 2 companies to have Stonish plow and B.A.C.K. Shovel at no extra cost to homeowners. NOTE: please be patient and give the plowers and shovelers a break, maybe even offer them a beverage when you see them at your home.
